Boutique property management

Your Aruba home is worth more than it is earning.

Airbnb changed how listings rank in 2025 and again in 2026. Most managers did not adapt. If your rate is weak, your calendar has gaps or your reviews are slipping, the problem is usually not the home. It is who runs it.

Why we stay small

We manage a handful of homes. On purpose.

Bocobay runs sixty. Platforms run thousands. We run the ones we can walk to. That is what lets us answer a guest in fifteen minutes, fix a hairdryer the same afternoon and keep a 4.93 on Airbnb for five years straight.

What a home needs to join

  • Palm Beach, Eagle Beach, Gold Coast, Malmok or Noord
  • Full kitchen, fast WiFi, air conditioning in every room
  • An owner who wants a long term partner, not a listing service

What we say no to

  • Homes we cannot reach within the hour
  • Shared bathrooms, no kitchen, no parking
  • Party rentals. No exceptions, which is why neighbours like us

Our promise to your guests

  • Reply within fifteen minutes, day or night
  • Cleaned to a written standard, photo check after every turnover
  • At the door within the hour if anything breaks

Meet Ghislaine
Who you are dealing with

Ghislaine de Windt, and a team ten minutes away.

Ghislaine runs ArubaRental.com from Noord. Guests name her in review after review. You get her number, not a ticket system. Behind her is a small team of cleaners and a handyman, and The Lab, the island's Google Premier Partner, for the marketing.

Dutch, English, Papiamento and Spanish spoken. Aruba based, with our own money in the homes we manage.

What would your home earn with us?

Tell us where it is and how big it is. You get a realistic range in writing, based on what comparable homes actually earned on Aruba, plus the 2026 Aruba Owner's Guide.

We reply within one working day with a realistic number for your home, not a sales pitch.

Owner questions.

What commission do you charge?

Twenty percent of gross rent. That covers marketing on every channel, dynamic pricing, guest communication 24/7, check in and check out, review management and coordination of cleaning and maintenance. Cleaning is paid by the guest. No setup fee, no marketing fee on top.

Do I have to sign a long term contract?

No. Twelve months, then month to month with 60 days notice. If we are not performing, you should be free to leave.

How often do I get paid?

Monthly, with a statement per booking in your owner portal: nights, rate, channel, fees, net to you.

Can I still use my property?

Yes. Block your own dates in the portal. We only ask for notice in high season so we do not turn away a long booking.

Which booking platforms do you use?

Our own direct booking site first, then Airbnb, Booking.com and Vrbo. Direct bookings mean no platform commission for you either.

Who handles maintenance?

Our local team in Noord. Small fixes within the hour, larger work with trusted contractors at cost, approved by you above an agreed amount.

Who cleans the property?

Our own trained cleaners, to a written standard with a photo check after every turnover. The guest pays the cleaning fee.

Do I need an Airbnb account?

No. We list under our Superhost account, which ranks higher than a new listing. The property and the reviews stay with your home.
